Renting in Brighton

Renting in Brighton is made simple through Qlets.  We specialise in the Hanover, Lewes Road, Queens Park and
Fiveways areas of Brighton, bringing our expertise to all kinds of lettings from professionals requiring unfurnished
flats to students needing furnished houses. 

Once you have found your ideal Brighton property, we will require you to put down a minimum holding deposit of
£200.00. 
 
You will then need to be referenced by our out of house referencing agency.  All tenants must meet the following
criteria to pass: 
 
· Earn 2.5 times their share of the rent.  

· Have a clean credit history.  

· Be located on the electoral role at their given address, or provide proof of residency in the form of utility bills.  

· Have positive references from previous landlords  

If one of these criteria is not met the tenant may provide a guarantor who will be referenced in the same manner
(with the exception of needing to earn 3 times the rent). However if no guarantor can be provided the tenant will
be deemed unacceptable.  

All students renting through Qlets will require a guarantor to be referenced and placed on the tenancy agreement.  

Once all tenants and guarantors have passed referencing you will need to pay in cleared funds:
 
 
· One months rent on the day you move in  

· A minimum of one months rent as a deposit (less the holding fee)  

· £60.00 + VAT per person for referencing charge

· £50.00 + VAT for administration
